After you’ve finalized the purchase agreement to buy a home, often called the PA, schedule your home inspection ASAP. That allows time to do the inspection and prioritize the results to help you decide whether or not the property is right for you. (TIP: you can book with us online 24/7.)

The property report focuses on major systems and components as well potential safety issues, so that you know about existing problems and/or what may be in need of repair or replacement.

    • All of our inspectors are certified through both ASHI and InterNACHI.
    • Typically, 2.5 to 3.5 hours depending on the home’s age, complexity and issues that are observed.
    • Exterior – 500-point inspection of major exterior systems – roof, siding, windows, foundation, decks, walks, driveway and garage.
    • We go up on the roof whenever possible. Safety is our #1 goal on-site and there are times when going up on the roof isn’t safe. Our inspectors are thoroughly trained to inspect the roof from the ground.
    • Interior – 600-point inspection of major visible systems: electrical capacity and components; heating; central air conditioning; plumbing and fixtures; water heater; interior structure and foundation; interior rooms; attic; basement; floors, walls and ceilings; and doors and windows; and built-in appliances.
    • Look for visual signs of interior and exterior moisture intrusion.

  • Same-Day Reporting

    Straight forward, clear property report is delivered the same day as your inspection.
